Land, Property and Infrastructure

Our team have detailed knowledge of local economic development, an excellent understanding of the planning policy and development environment and outstanding knowledge of the economic, investment and commercial property market and the local and adjacent areas.
WECD’s in house SHEPI model (Spatial Housing, Employment, Population and Interaction model) will allow us to make an assessment of the overall potential impact of any changes in land uses and so aid in decision making.
Our work includes:
- Numerous employment land studies, e.g. EDNA Black Country
-
Viability studies, e.g. Total Ordnance Factory (ROF) Featherstone, South Staffordshire Viability Study (with Colliers International and Mott McDonald). WECD estimated the economic impacts (in terms of jobs and GVA uplift) arising from different scenarios of development i.e. a manufacturing park, a logistics park and two types of mixed industrial/logistics parks. We also estimated the anticipated land value of the development as a reflection of the difference between the completed Net Development Value (NDV) and the costs of development (including an allowance for developers’ profit). WECD also provided an assessment of resulting values from potential modest extensions of the development offered to date.
-
Assessment of locations and space for corporate clients, e.g. On behalf of JLR, WECD conducted research into global best practice in office and lab design and location to inform JLR requirements for a new site development in Warwickshire.
Property and construction skills:
- Reports on construction skills and the property profession – latest work including the UK Property Profession (for the UK Cabinet Office) – to support the Government Property Profession (GPP) in developing the GPP Capability Programme.
